Why you might be missing a ‘world of opportunity’ in private markets

Joan Solotar, head of Blackstone’s Private Wealth Solutions Group, joins Market Domination Overtime to break down key insights and top plays in private markets.

Solotar says that across the board, advisors are looking to add more private investments in client portfolios, noting that it is the “biggest part of the investing pool.” She explains that 90% of commercial real estate lies in private markets, for instance, and by investing in the public 10%, “you’re really missing just a world of opportunity.”

She points out that private investments can provide enhanced yields, higher returns, and lower volatility. She adds, “Most importantly, they’re important diversifiers with a stock and bond portfolio.”

As the Federal Reserve begins its rate cut path, Solotar notes that she is “very sector-focused.” She explains, “When you think about interest rates coming down and trends improving, it’s created an environment that’s much more animated. So even when we’re selling properties, whether it’s rental housing or logistics, we’re actually seeing three times the number of bidders than we were a year ago.”

In addition to rental housing and logistics, she highlights sectors like real estate and data centers as other areas of opportunity.
