New truck stop center/travel center proposed at Mahomet

MAHOMET — Mahomet’s east-side business development boom continues.

The village’s plan and zoning commission will meet Tuesday to discuss a proposal to build a Travel Center of America facility on 15.73 acres.

The establishment would be located at Clark Street off Prairieview Road north of Interstate 74, according to Village Administrator Patrick Brown.

The travel center will be equipped for parking with spaces for 113 semis and 84 automobiles, will have eight auto gas pumps, nine semi pumps, sales and a 14,800-square-foot building with retail and restaurants.

Brown said developers approached the village about the project earlier this year.

“They started looking around for land,” Brown said. “It’s zoned correctly (C-2, general commercial) except a travel center needs a conditional use.”

It would be located about 250 feet north of Clark Street.

The property is currently undeveloped. To the north is located a veterinary clinic; to the south, commercial self-storage and a former gas station; to the east, a Circle K gas station and Dollar General store; and to the west, a pond.

The travel center would accommodate over-the-road trucks, commercial vehicles and interregional travelers by providing fuel products and other convenience items for sale, truck maintenance, scales, restaurants and overnight accommodations.

Sales volume of a new Travel Center of America varies widely based on location and size. Average sales total $20 million.

New construction development costs vary between $10 million and $26.5 million, based on location and amenities.

The company’s website indicates Travel Center of America has eight brands of its own and partners with a number of nationally known franchisees.

The 7 p.m. plan and zone committee meeting will be held at the village of Mahomet administrative office. It is open to the public.

The proposal is expected to go before the village board later this month, possibly at its Nov. 26 meeting.
