Bob on Business: Clearfork plans expansion with new retail/office building | Fort Worth Report
Details about the new three-story office project with a retail component in southwest Fort Worth’s Clearfork development are hitting the streets.
According to a filing with the state, the new office building will be 75,800 square feet and cost about $15 million. Construction is scheduled to begin March 1 next year with a completion date of June 2026. Dallas-based Omniplan is listed as the architect for the building, which will be located at 5141 Marathon Ave.
The new building will have retail on the ground floor and offices on the second and third floors.
During a third quarter earnings call on Nov. 1, Simon Property Group CEO David Simon said a deal has been approved to construct the building at The Shops at Clearfork, the shopping center it owns with Fort Worth-based Cassco Development.
In September, Cassco Land Co., the real estate development arm of the Edwards Ranch family, filed plans asking Fort Worth to annex land for a 146-acre site near Chisholm Trail Parkway and Oakmont Boulevard for a potential mixed-use project.
Topping out Vickery
Trademark Property Company has topped out at The Vickery, its mixed-use community located on five acres overlooking downtown Fort Worth. The project broke ground in February 2024 and is expected to open in the spring.
The Vickery is a 307-unit, 14-townhome community featuring a standalone 5,300-square-foot restaurant with a second-story cocktail lounge overlooking downtown, as well as public green space. Amenities include pickleball courts, dog parks and pocket parks. Residents can expect high-end finishes and an amenity package that includes a coworking lounge, electric vehicle charging stations, an indoor-outdoor rooftop lounge and a heated resort-style pool.
Apartment acquisition
Weidner Apartment Homes, a real estate investment and property management company, acquired Monterra Village Apartments at 8301 Monterra Blvd. in Fort Worth, bringing the company’s Dallas/Fort Worth portfolio to 6,100-plus units.
Monterra Village is a garden-style community with 550 units on 36 acres in AllianceTexas. The complex was built in two phases, in 2008 and 2013, and has 541,854 square feet of total rentable space.
Kroger adding Fort Worth store
The Kroger Co. has big plans for North Texas even if its planned merger with Albertsons has been sent to the return lane.
The company announced plans to open two new Kroger Marketplace format stores in North Texas, one in Little Elm and the other in the Sendera Ranch community of Fort Worth. Both projects are expected to break ground in 2025.
Kroger also said it will open a second new Marketplace store in Fort Worth at the northeast corner of East Bonds Ranch Road and State Highway 287 later in the year.
Kroger Marketplace format stores are multi-department stores offering full-service grocery, pharmacy and expanded general merchandise including outdoor living products, electronics, home goods, apparel and toys. Marketplace stores typically range in size from 100,000 to 130,000 square feet.
Kroger currently operates 104 stores in North and East Texas.
Tea for nine?
Fort Worth-based HTeaO, the leading iced tea franchise in the U.S., has opened nine new stores across Texas, Oklahoma and Kansas during the fourth quarter of 2024. These latest additions cap off a milestone year for the brand, which opened 42 new locations throughout the year, further establishing HTeaO’s footprint across multiple states including Texas, Oklahoma, Kansas, Florida and Arkansas.
“With the addition of these nine stores, we are closing out 2024 on a strong note, bringing our high-quality iced teas and exceptional guest experience to even more communities,” said Justin Howe, co-founder and CEO of HTeaO.
Locally, the newest spot is in North Richland Hills at 9021 Mid Cities Blvd.
The company said it is brewing up plans to open 40-plus locations in 2025 as well.
