Haslam Sports Group gets OK for Berea mixed-use Stage 1 concept plan

BEREA, Ohio – Haslam Sports Group/DiGeronimo Development on Nov. 21 received Berea Planning Commission approval of its Stage 1 concept plan for a mixed-use planned unit development (PUD) on property near the Browns training facility.

Berea City Council had received an informal conceptual overview during a special Oct. 28 council meeting.

The project – District 46 at CrossCountry Mortgage Campus – is a partnership between the Berea City Schools, DiGeronimo Companies, University Hospitals and Berea city officials. It includes apartments, a hotel, multi-sport athletic field, retail space, a Fan Experience feature, a sports medicine facility and more.

Council chambers was full during the recent Planning Commission meeting, with most attendees residing in the vicinity of the project.

Commission Chairman Matt Madzy made it clear from the meeting’s outset that the project plan is in its very early stages and subject to change.

“The Berea zoning code has established a three-stage process for approval of a PUD,” Madzy explained. “I cannot stress this enough. Tonight is Stage 1.

“Stages 2 (i.e. the preliminary development plan) and 3 are down the road sometime further in the future.”

He said the meeting’s goal was simply to review “the basic design, land usage and other elements of the proposed project” in order to get initial feedback from the Planning Commission.

Planning Commission comments included consideration of how traffic will flow through the area, as well as parking, lighting and noise.

A resident expressed concerns about having enough parking to accommodate hotel guests, apartment tenants and visitors to District 46.

He also asked that the project team “pay attention” to side street parking in the neighborhood that could impact homeowners. A safety concern about pedestrians crossing Front Street was also raised.

The Stage 2 preliminary development plan is not expected to be ready for review until sometime in early 2025.
