Howard Hughes spins off Las Vegas Ballpark, Aviators into new entertainment company

Howard Hughes Holdings completed its spinoff of a new entertainment company that will now own Las Vegas Ballpark and the Aviators baseball team.

Seaport Entertainment Group is an independent publicly-traded company listed on the New York Stock Exchange, according to a press release.

In addition to the Aviators and Las Vegas Ballpark, Seaport Entertainment will own a stake in the Fashion Show Mall on the Las Vegas Strip, plus a majority of the air rights above it. That means Seaport will retain the ability to build or develop above the mall.

The new company also owns the historic Seaport neighborhood in Lower Manhattan, The Rooftop at Pier 17 concert venue, and Tin Building by Jean-Georges.

Anton D. Nikodemus has been named president, CEO and board chairman for Seaport Entertainment. Nikodemus was previously an executive with MGM Resorts, overseeing operations at The Cosmopolitan, Vdara, ARIA, Bellagio and Park MGM.

“Today is an exciting milestone for Seaport Entertainment Group as we begin this new phase as an independent public company,” Nikodemus said in a statement Thursday.

The Howard Hughes Corporation purchased the Aviators, then known as the Las Vegas 51s, back in 2013 as part of a joint venture with other investors. The Aviators are the Triple-A affiliate of the Oakland Athletics.

Las Vegas Ballpark opened in Downtown Summerlin 2019 as the team’s new home.
