Renovations bring new shops, more customers to Midway Mall

SHERMAN, Texas (KXII) – Midway Mall in Sherman was once a thriving Texoma attraction.

“It was hustle and bustle, lots of people,” said Texoma resident, Billy Martindale, “My children were being raised up here, so there was a lot of time, a lot of money spent in this mall.”

However, the shopping center has seen few customers and fewer businesses over the past several years.

In 2022,  Mustard Street Management bought the mall which served as a glimmer of hope.

The Sherman City Council approved a renovation project the following year, and the upgrades are underway.

“We put in new HVAC,” Mustard Street Project Manager, Ryan DeLong said, “We did all of that, so air conditioning is flowing through the building again.”

New flooring and paint can also be seen throughout the shopping center.

“We’ve got the brand new flooring that’s more or less what we’re going to do in every single suite,” DeLong said, “We’re just going to have a nice kind finish for the main mall itself.”

The upgrades have enticed new businesses, including Lily Boutique.

“I would never have believed that I was going to open a store here,” Owner Luisa Ramos said, “This mall is not what it used to be but part of coming here was trying to revive it.”

During the past year in business, Ramos said she has been happy to see an increase in customers.

“It’s a steady all day like people coming in and going,” Ramos said, “You don’t see that many people, but you see people.”

More businesses are expected to join in the coming months.

“We’re trying to get a new restaurant open up in the front,” DeLong said, “We’re going to try to reopen the kids’ jump place.”

DeLong said the climate-controlled storage facility is also open in the back portion of the mall.

Ramos added an event center, gym, and snack shop are also in the works.

“We want this to be at least that little part of what it used to be,” Ramos said.

Mustard Street will renovate each suite based on the needs of each tenant that comes in.

“I’d like to have every single suite filled out and then, um, people coming back in,” DeLong said.

DeLong said if someone is interested in opening a store at the mall, he can be found at the shopping center during business hours to discuss.

The upgrades, additional customers, and new shops could soon be a new era for the beloved Midway Mall.
