Ground is set to be broken on a live entertainment industry facility in North Davidson county, to be called Rock Nashville and to offer support for acts as small as house bands on Broadway and as robust as A-List artists who play Nissan Stadium.
According to a release, the 40-acre campus will include three buildings with a collective more than 514,000 square feet of space designed to serve live entertainment production. Rock Nashville will include 15 studio rehearsal spaces for performers on the club, theater, amphitheater, arena and stadium scales (including a facility up to 95 feet tall so as to effectively replicate venues of that size for maximum rehearse efficiency).
Cincinnati development company Al. Neyer will partner with Pennsylvania-based Rock Lititz, which offers a similar campus, on the project.
Rock Nashville will support businesses involved in concert tours, festivals, sporting events, half-time shows, theme park entertainment and cruise ship entertainment.
The campus, with a main address of 3200 Whites Creek Pike, is anticipated to be home to 30-35 companies and five to seven anchor tenants, including SoundCheck and Clair Global.
Rock Nashville is expected to be home to 400 employees and 85 additional employees at support businesses.
The complex is slated for a fall 2025 opening, the release notes.
“As a full-service developer, we’re thrilled to be involved in the design, construction, and development of the future of Music City and live entertainment,” Patrick Poole, Nashville market leader for Al. Neyer, said in the release. “As we continue to invest in the growing market of Nashville, this is our first foray into the entertainment world. We couldn’t imagine a more perfect operating partner to bring a new offering to the Nashville market alongside Lititz.”
SoundCheck bills itself as among the nation’s largest rehearsal studio complex companies. It will be moving from its current Cowan Street location near downtown Nashville and at which it has been based for more than 30 years.
Clair Global, also locally based (in East Nashville) provides live production and audio services..
Al. Neyer paid $18.75 million for the North Davidson County property in February (read here). Rock Nashville will operate from a segment of the 82-acre parcel of raw land, a key address for which 4808 Buena Vista Pike. The property is accessible from Whites Creek Pike and located near a UPS facility and Briley Parkway.
The development previously had a working name of Production Row (read here). Thomas & Hutton is the land planner and engineer for the project.
Relatedly, Al. Neyer continues construction of the 277-unit 14-story Aspire Midtown building, rising on a 1.14-acre site at 1801 Patterson St. within the district from which its name derives. The Al. Neyer Nashville office, home to about 50 employees, is overseeing the project in partnership with Houston-based The Dinerstein Companies.
Atlanta-based Niles Bolton is the architect for Aspire Midtown.
